Sydne Garchik, principal of MRK Partners, spoke with Invest: about her focus on affordable housing and the importance of creating accessible living spaces in the face of gentrification. She talked about different ways to navigate the housing crisis, and how MRK’s resident-centric approach drives its work.
What inspired you to start MRK Partners?
My passion for the affordable housing sector stems from its inherent challenges and its deeply impactful mission. As a woman, a mother, and the leader of a company with an all-women C-Suite, I bring a unique perspective to this field. At MRK, we prioritize the needs of our residents above all else. This resident-centric approach not only leads to exceptional housing but also fosters positive change within the surrounding communities. By meticulously considering the details of everyday life, we approach affordable housing development in a distinct way. This unique approach to real estate, particularly within the affordable housing sector, is something I’m incredibly excited to see thrive.
Apart from affordable housing, how is MRK setting a new standard for mixed use and high-density buildings with the Sawyer’s Walk development?
Sawyer’s Walk exemplifies a new standard for mixed-use, high-density development. We integrated 950 parking spaces, 20,000 square feet of retail (including a grocery store, shops, and a pharmacy), and 578 affordable senior apartments within a single development. This was achieved through innovative financing strategies and strong partnerships with local municipalities and the private sector.
We believe that affordable housing shouldn’t exist in isolation. It must be an integral part of a thriving community, contributing to its diversity and vibrancy. Sawyer’s Walk demonstrates that by seamlessly integrating affordable housing with essential amenities like retail and parking, we can create a more inclusive and equitable built environment.
What is your impression of the real estate market in South Florida today, and what role do you see mixed-use development playing in creating a more connected urban space?
The South Florida real estate market, particularly Miami, is experiencing significant changes. Rapid gentrification since the COVID-19 pandemic has driven up housing costs, making it increasingly difficult for many long-time residents to afford to live in the city. This displacement of existing communities is a major concern. Mixed-use development can play a crucial role in creating more connected and equitable urban spaces by integrating residential, commercial, and cultural spaces. This can increase affordability through a mix of housing options, including affordable units, enhance walkability and livability, promote economic growth, and foster a sense of community. However, it’s crucial to ensure that mixed-use development is done thoughtfully and equitably to mitigate the potential negative impacts of gentrification, such as incorporating affordable housing options, supporting local businesses, and investing in community infrastructure. By embracing a thoughtful and approach to mixed-use development, South Florida can create more vibrant and sustainable urban spaces for all residents.
How is your team tackling affordable housing with developments such as Sol Vista?
MRK Partners addresses the critical need for affordable housing through innovative approaches, as exemplified by the Sol Vista development. By strategically utilizing 2.5 acres of underutilized land adjacent to an existing project, collaborating closely with the municipality to secure approvals, and prioritizing the needs and preferences of senior residents with amenities like a common dining area, fitness center, and library space, Sol Vista demonstrates a successful model for affordable housing development. The rapid leasing of all 227 units within 2.5 months underscores the high demand for such housing and the effectiveness of MRK’s approach in meeting this critical need.
Considering the current economic landscape, how has MRK adapted its strategies to mitigate any potential headwinds from rising costs, inflation, or higher interest rates?
To mitigate the impact of rising costs, inflation, and higher interest rates, MRK Partners has adapted its strategies by forming innovative partnerships. We are collaborating with market-rate developers who, due to challenging market conditions, are unable to proceed with planned Class A developments. By partnering with these developers, MRK leverages their land contributions to create mixed-use developments that incorporate affordable housing components. This approach allows MRK to continue developing much-needed affordable housing while supporting the broader real estate market and maintaining diverse communities, even amidst challenging economic conditions.
What meaningful relationships has MRK formed in South Florida as the firm has grown?
MRK Partners has cultivated strong relationships with key stakeholders in South Florida, including municipalities, housing authorities, the Florida Housing Finance Corporation, the Tax Credit Coalition, and private organizations and nonprofits with real estate expertise. These collaborative partnerships, which MRK views as crucial for successful development, leverage the collective knowledge and resources of diverse stakeholders to achieve impactful and sustainable outcomes in the affordable housing sector.
From your perspective, what are some of the top challenges that your team faces within the industry?
The affordable housing industry faces significant challenges, including labor shortages and a complex regulatory environment. Finding and retaining skilled workers for construction and maintenance is increasingly difficult due to a tight labor market. Furthermore, navigating the often stringent regulations that govern affordable housing development can significantly increase costs and project timelines. Addressing these challenges requires a multifaceted approach, including investing in workforce development, streamlining regulations, exploring innovative construction technologies, and fostering strong partnerships with key stakeholders to advocate for policy changes that support the industry.
Do you see any current trends that make those challenges easier, in particular with technology and AI?
The widespread recognition of the housing crisis has fostered a shared sense of urgency and a commitment to finding solutions. MRK Partners is exploring the potential of AI to address industry challenges, such as labor shortages. By automating repetitive tasks and streamlining workflows, AI can enhance employee efficiency, allowing them to focus on higher-value activities that require human expertise. This not only improves operational efficiency but also empowers employees to utilize their skills more effectively, ultimately contributing to more efficient and impactful affordable housing development.
Looking ahead, what are MRK’s priorities over the next few years, and how do you see your projects contributing to Miami and the rest of South Florida’s growth and identity?
MRK Partners prioritizes creating a significant impact on the affordable housing landscape. Moving forward, they aim to not just contribute to the conversation around affordable housing, but to actively shape the narrative. Recognizing the critical need for accessible housing for young professionals and other underserved populations, MRK Partners will focus on developing innovative solutions that address the housing crisis for all who need it. By continuing to prioritize resident-centric approaches and expanding their focus to serve diverse populations, including single mothers, individuals with disabilities, and other historically overlooked groups, MRK Partners seeks to play a vital role in creating more equitable and inclusive communities throughout South Florida.

I think we need more women in real estate and affordable housing. If there are women out there who are looking for guidance, I am happy to field questions and to give advice. One of the biggest pieces of advice I always give women is that you can do this.
