Can you provide an overview of Noah Bailey Group and its presence in Northeast Florida?
Noah Bailey Group is a real estate team based in St. Augustine that has been in the market for at least the past decade. We are not necessarily flashy in what we do, but we do a lot of business without all the hype. We are focused on real estate sales throughout Northeast Florida and operate under Keller Williams Realty. Our team consists of 10 agents. A few months ago, we decided to begin expanding both north into Jacksonville and south into Daytona. Last year, we completed over $100 million in sales volume, primarily concentrated in St. Augustine, so I am excited to see what this expansion will mean for our future growth.
What trends are you seeing among buyers and sellers across Northeast Florida?
Because we are expanding into Jacksonville, we are really serving two different customer bases. In St. Augustine, buyers tend to be more investment-focused. They are looking at Airbnb properties, short-term rentals, and other investment opportunities. We also see a significant luxury component there. Tourism continues to drive interest, and many people are attracted to the area because of its lifestyle and character.
Jacksonville buyers tend to be more focused on where they want to live and raise their families. They are often more neighborhood-centric than investment-centric. The price points are also different, which creates different buyer demographics across the two markets. What we are sensing right now is a certain level of hesitation. There is uncertainty around economic conditions, geopolitical events, and interest rates. It almost feels as though buyers and sellers are at a gridlock. Expectations are not fully aligned, and that has slowed movement in the market.
How are first-time homebuyers navigating current market conditions?
This is an area that I am especially passionate about and one of the reasons I am excited about expanding into Jacksonville. Compared to many Florida markets, Jacksonville still offers opportunities for first-time homebuyers because prices remain relatively accessible. That said, affordability is the biggest challenge facing today’s first-time buyer. Many younger buyers are entering the market with significant student loan debt while struggling to find income levels that match current housing prices. As a result, we are seeing first-time buyers purchasing later in life than they did in previous generations.
The combination of higher home prices and higher interest rates has created payment challenges. Because of that, we spend much more time discussing monthly payments than purchase prices. We also help buyers understand that there are many assistance programs available. There is still a common misconception that buyers need 20% down, but there are numerous resources that can help qualified buyers bridge that gap.
Our role is to coach people through the process. Sometimes that means helping them improve credit, reduce debt, increase income, or develop a longer-term plan. We want to create a system where buyers can work with one of our agents for a year or two if necessary to prepare for homeownership.
Whatever obstacles exist, we focus on finding solutions. Where there’s a will, there’s a way. It is about helping people create a plan and supporting them through it.
How do you expect population growth to influence housing demand across Northeast Florida?
It is difficult to predict exactly what will happen, but I do believe there will eventually be movement in the market. We currently have buyers who are struggling with affordability and sellers who are still adjusting expectations. That creates the gridlock we are seeing today. At some point, I believe that gridlock will break. When buyers begin moving forward again, inventory will change, and that often encourages more sellers to enter the market as well. I hope that we move toward a more balanced environment where both buyers and sellers have opportunities to succeed.
What trends are you seeing in luxury and waterfront housing, particularly in St. Augustine?
Buyers today are demanding. We are seeing aggressive inspections, detailed negotiations, and buyers who are clear about what they want. There are also still situations where highly desirable properties attract multiple offers.
In St. Augustine, we continue to see significant relocation activity from other states. People visit the area and fall in love with its history, lifestyle, and location. It offers access to the ocean, rivers, and the Intracoastal Waterway while still being close to larger markets such as Jacksonville and Orlando.
I often describe Northeast Florida as the gateway to the state. Many people arrive looking for opportunities in Florida and discover St. Augustine along the way. The area offers a unique lifestyle that continues to attract buyers.
We also see strong growth in the corridor between Jacksonville and St. Augustine. Many people work in Jacksonville while choosing to live in St. Johns County because of its schools, amenities, and overall quality of life. That growth has been significant over the last decade and continues to create opportunities throughout the region.
How is Noah Bailey Group using data and technology to serve clients? One of the most valuable tools we have is access to market data. We use resources provided through Florida Realtors and the Northeast Florida Association of Realtors to study market trends every week.
The data tells stories, and those stories help buyers and sellers make informed decisions. We use that information in our marketing and in our day-to-day conversations with clients. One of the challenges facing the industry today is demonstrating value. Realtors need to position themselves as market experts, and having access to accurate data allows us to do that. Beyond broad market trends, we can also analyze individual neighborhoods, looking at metrics such as price per square foot, days on market, and turnover rates. Those insights help clients make more informed decisions.
How are you approaching talent development and retention as the company grows? My primary responsibility is finding, developing, and supporting talent. Before stepping into my current role, I worked closely with agents as a consultant, helping them improve their skills and performance.
The first area we focus on is mindset. I believe mindset drives success. We work with agents to help them develop the right perspective on their business, their clients, and their long-term goals.
Retention is really about helping people create the life they want. Real estate can be demanding, and many agents find themselves working constantly without achieving the lifestyle they originally envisioned. Our goal is to show them that they can build a successful business while also maintaining the quality of life they want.
When recruiting, I spend a lot of time understanding where agents are struggling and how we can help fill those gaps. We want to support agents in building both a strong business and a fulfilling life.
We also have three qualities we look for in every team member: hungry, humble, and smart. Hunger drives performance, humility supports our culture, and being people-smart helps agents succeed in a relationship-driven business.
What are Noah Bailey Group’s expectations for growth over the next three to five years? Over the next three years, I believe we can double our market share. The goal is to replicate the success we have achieved in St. Augustine throughout Jacksonville while continuing to grow our presence across Northeast Florida.
I would love to see the company surpass $200 million in annual sales volume. We plan to accomplish that by bringing in the right talent and continuing to develop strong professionals within our organization.
Our founder, Noah Bailey, is an exceptional real estate professional and luxury specialist, and we want to continue building on that strength as we grow.
Most importantly, I would like to see our influence and presence increase throughout Jacksonville. We have a strong team and a strong culture, and I believe we have significant opportunities ahead.
