Crane City: Developments shaping the future of Metro Atlanta

2 min read  November 2023 — While commercial construction is facing new challenges in a higher interest rate market, Atlanta still has plenty in the pipeline in terms of projects.

In the first half of 2023, Atlanta’s construction industry saw an 18% increase in construction project starts. In comparison, there was an overall 14% drop in construction in other top U.S. metro areas, as cited by a Dodge Construction Network study. The amount of new multifamily and commercial construction happening in the area has placed Metro Atlanta as No. 3 in the country for new construction, trailing only behind the New York and Dallas metro areas. Focus: takes a look at the recent and upcoming developments that are driving the construction sector in Metro Atlanta. 

Spring Quarter

One of Atlanta’s newest multifamily developments is expected to open in 3Q25. This development will feature 370 luxury residential units and 525,000 square feet of Class-A office space. There will be 40,000 square feet of retail space and 11,000 square feet of outdoor amenity spaces.

The Works 

Phase Two of Selig Development’s The Works project, an 80-acre mixed-use development project, is moving ahead. The Works is one of the largest redevelopment projects in the metro area and involves the restoration of several industrial buildings into over 2 million square feet of commercial space. The Works’ first phase is 27 acres with 118,000 square feet of office space and a 306-unit apartment building. The second phase encompasses 53 acres including vacant warehouses from Chattahoochee Avenue to Collier Road.

The Dillon

Located on Peachtree Road in Atlanta’s most prestigious neighborhood, Buckhead. It is a condominium project that is 18 stories high and is expected to deliver up to 144 luxury condos. There are floorplans between 1,400 to square feet for a spacious feel. There will be many resort-style amenities such as a fitness center, dog park, and game room. It is currently on track to be completed towards 4Q24.

Oak Cottage Court

A housing initiative currently in the works is Oak Cottage Court, which began construction back in Aug. 2022. This is an affordable housing project led by Decatur Land Trust, a non-profit organization that preserves a permanent affordable community in Decatur. At completion, the project will have six standalone houses in the shared greenspace and range from $199,000 and $275,000.

1072 West Peachtree

This project is set up to be one of the tallest mixed-use towers in Atlanta in more than 30 years. The 60-story tower will have 224,00 square feet of office space and 6,300 square feet of street-level retail space. Amenities include a luxury spa, concierge, valet parking, and smart building technology. There is also The Sky Garden, said to be Midtown’s largest outdoor deck.
