What makes South Florida an attractive market for Bohler, and what unique challenges and opportunities stand out?

South Florida is a uniquely compelling market because of its rapid growth, global investment, and the complex environmental conditions that shape nearly every development decision. As a land development consultant, it is one of the more challenging places to practice, but it is also one of the most rewarding.

The development landscape requires teams to think holistically and take into account land, water, infrastructure, and people all at the same time. When you are balancing high groundwater tables, strict environmental regulations, increasing construction costs, and the need for affordable, sustainable development, there is little room for cookie-cutter solutions.

What excites me is that smart engineering has a direct impact on how cities function and how communities are able to grow. South Florida is a market where strong technical expertise, local knowledge, and leadership make a difference. At Bohler, we tackle this challenge through our integrated approach, leveraging our planning, surveying, landscape architecture, and permitting experts alongside our engineers to deliver the best possible outcomes.

Which recent projects best reflect Bohler’s impact and innovation in Miami and across South Florida?

In Miami, a project’s impact is increasingly defined not only by complexity but by purpose. The Bohler Miami office is working on several affordable housing projects that are supported by the Live Local Act and are critically needed in the region because of the severity of the housing affordability crisis in South Florida.

These developments often sit on challenging urban sites where it is necessary to maximize land use—not only to allow the project to pencil financially, but to provide the community with as much housing as possible. On these types of projects, innovation starts with early collaboration and asking the right questions: How do we responsibly increase density? How do we efficiently design site circulation? How will we meet stormwater management and resiliency requirements without sacrificing the livability of the project?

Live Local projects typically require teams to navigate layered zoning, infrastructure limitations, and tight building footprints. That is where intentional, integrated, strategic design can unlock feasibility, helping clients move projects forward while meeting requirements and supporting long-term community outcomes.

How do you balance urban growth and the need for affordability with tourism demand and environmental stewardship?

Miami’s growth must be managed in a way that protects its natural environment and preserves its identity as a global destination. Responsible development begins with an early, upfront understanding of the land and water systems that shape the city. 

Site civil engineers play a critical role in guiding projects that support density, economic activity, and tourism demand while safeguarding waterways and coastal resources. When site design is approached thoughtfully, development can actually strengthen communities rather than compromise them over time. 

Our role is to strike that balance—meeting the client goals while ensuring our design protects the environment and supports sustainable, long-term community growth. 

How is Bohler integrating new technologies and design trends into Miami’s skyline and infrastructure to support a more sustainable approach?

The role of the civil engineer—especially in South Florida’s land development market—has expanded well beyond designing infrastructure. Today, we serve as strategic partners and advisors, collaborate closely with integrated, multidisciplinary teams, and help clients plan for long-term, sustainable growth. 

New technologies such as advanced modeling tools, data-driven site analysis, and sustainable design approaches can significantly improve project outcomes when applied intentionally. Effective engineering leadership means knowing when to embrace innovation and when to rely on proven experience to guide sound decision-making. 

At Bohler, our Design Technology team actively pilots emerging tools to enhance design efficiency and accuracy while strengthening collaboration across project teams and with clients—ensuring we adopt solutions that truly support the next phase of site civil design. 

How has Miami’s real estate development evolved over the past five years, and what does strong collaboration look like among engineers, architects, and planners?

The last five years have brought a lot of change, and Miami’s development has accelerated in both scale and sophistication. Demand for mixed-use, high-density residential and industrial projects has grown, and expectations around resiliency and efficiency have increased.

Looking forward, the next decade will require engineers to think beyond immediate approvals and consider how infrastructure performs over time, especially in climate-sensitive regions like South Florida. We continue to see development become more complicated, including changes in regulations with the South Florida Water Management District, and how those shifts are impacting development today.

From my experience, the most successful projects are driven by early and transparent collaboration between engineers, architects, developers, and regulatory agencies. As engineers, part of our leadership role is translating technical constraints into clear, actionable information that helps teams make informed decisions. Strong collaboration does not just streamline approvals. It creates better projects and stronger relationships across the development process.

How are you helping projects prepare for risks like flooding, hurricanes, and coastal exposure in South Florida?

Working in South Florida means designing with climate reality in mind. Flooding, hurricanes, and coastal exposure are not hypothetical. They are daily considerations. While the region received a well-deserved break last year compared with the prior year, the mindset cannot change because the risks remain.

It really requires us to approach every project with the mindset that resilience is not an add-on, it’s foundational, and it needs to be treated that way on every project. Elevation strategies, design for drainage, and infrastructure durability all play a key role in protecting both the client’s investment and the community’s safety. The goal is to ensure that what gets built performs over time and supports growth responsibly in a region where environmental and economic pressures are always present.

What strategies help you navigate challenging zoning and permitting processes while keeping projects on schedule?

Permitting in South Florida requires collaboration, a deep familiarity with local regulations, and strong agency contacts. 

When engineers lead early coordination with municipalities and anticipate regulatory challenges through early conversations, projects move forward more efficiently with fewer surprises. That proactive mindset is essential in fast-moving urban markets like South Florida, where project timelines and feasibility often depend on navigating approvals with clarity and consistency.

What development trends do you expect to shape South Florida over the next three to five years, and how is Bohler preparing to adapt?

The future of South Florida will be shaped by resilience, technology, and thoughtful growth. Trends like transit-oriented development, increased density, and climate-adaptive design will continue to influence how the market evolves.

As a result, engineers will play an even more central role in guiding how communities adapt to environmental and economic pressures. I see this as an opportunity to lead with intention, technical excellence, and long-term vision for the communities we help build.
