In an interview with Invest:, Alirio Torrealba, CEO of MG Developer, discussed the company’s expansion into new markets, the evolving real estate landscape in Miami, and the role of art and sustainability in development. “We’re not just building properties — we’re shaping communities with a true sense of belonging.”
What have been MG Developer’s most significant achievements over the past year?
This has been a transformative year for us. MG Developer has continued growing, and 2024 brought new opportunities that positioned us differently in the market. We had been focusing on boutique luxury projects in Coral Gables, but by late 2023 and into 2024, we expanded into new areas, including Doral and North Bay Village.
North Bay Village is experiencing rapid growth, and we’re proud to be part of that momentum. We recently secured a major land deal in the area, which will allow us to develop an exceptional project alongside well-established industry players. In contrast, Doral is already a highly developed area with major projects completed by other developers. Our role there is to complement the existing landscape by developing one of the few remaining available plots. Doral has experienced incredible growth and has a strong Latin and Venezuelan population, which gives our project a unique focus.
How would you describe the demand for high-end residential properties in the areas where you operate?
We’ve observed significant shifts in demand. Miami continues to grow and attract people from different areas, and the luxury market remains strong. High-end properties, particularly those near the water in places like Brickell and Miami Beach, continue to perform well.
Our focus remains on the luxury segment in Coral Gables, where MG Developer was founded. Over time, we’ve built a solid reputation and a loyal customer base. Many of our buyers are repeat clients who follow our developments closely, becoming true fans of our work. That connection is what sets us apart — we’re not just building homes; we’re creating a lifestyle and a community that enhances quality of life. That ongoing trust and engagement with our customers have helped us maintain strong demand in Coral Gables.
How has greater Miami’s real estate market evolved, and what key trends are shaping the industry today?
Miami remains a dynamic market with demand across various segments, from multifamily developments to luxury residences. Multifamily properties with strong amenities are especially attractive to young professionals and new arrivals.
Exciting projects are emerging in areas like Wynwood and the Design District, while we’re focused on delivering a unique product in Hialeah. Our development there includes the city’s first 10-story residential building — a major milestone. We’re delivering 551 units, with another 400 set to break ground soon.
We’re optimistic about Miami’s market. Hialeah, like Doral, has a strong Latin community and incredible energy, making it a great place to invest. Collaborating with the city has made development efficient and rewarding, allowing us to create projects that benefit both residents and the broader community.
Much like in Coral Gables, our goal in Hialeah is to elevate the area and enhance lifestyles. We’re not just building properties — we’re shaping communities with a true sense of belonging.
How is the current economic landscape affecting development, and how is MG Developer adapting?
I am 100% optimistic. I always look at the positive side of the market. I believe in effort, work ethic, and attention to detail — just working, researching, learning, collaborating, growing relationships, and continuing to stay the course. That’s how you navigate market fluctuations.
We stay vigilant, analyzing what clients and the community need to maintain a differentiating factor that keeps us the preferred choice. That’s the foundation of this business. It’s a stable market, but professionalism and strong work ethics are key to staying competitive.
This is especially true in Coral Gables and Hialeah, where we’ve made a deep impact. We have a special connection to these areas and have developed projects that stand out — where craftsmanship and attention to detail are evident. That’s what keeps us strong, no matter the market challenges.
How do you integrate art and culture into your projects?
When I started working in Miami, I quickly saw how public art played a key role in city regulations. In the past, many viewed it as just another obligation, but we saw an opportunity — to either pay a fee or create something meaningful for the community. We chose to support artists who hadn’t had the chance to showcase their work or leave a legacy in South Florida.
Instead of just meeting a requirement, we wanted to invest in art that evokes emotion and strengthens a sense of belonging. We were the first to inaugurate the City of Coral Gables’ Art in Public Places program, commissioning an original stone sculpture at Balboa Plaza called “A Midsummer Night’s Dream. We are committed to the beautification of the city and supporting the arts. We are strong advocates of public exhibitions throughout Coral Gables because they enhance the area’s unique lifestyle and design. Now, we are seeing this approach become a trend everywhere and that is something we take great pride in.
Right now, in Hialeah, we’re completing a project featuring murals by Cuban artists. A large-scale mural wraps the building, and we’re planning improvements to a pedestrian area — enhancing landscaping and integrating art to make public spaces more enjoyable. The goal is to bring peace, vibrancy, and joy to the area, shaping a better future.
When I first moved to Miami, I realized I hadn’t truly taken in the city. Life moves fast here. People are often on their phones, not even noticing the trees. Coral Gables, for example, has expansive green spaces that are free for everyone to enjoy. That realization made us even more committed to integrating art and nature into our developments.
What role do transit-oriented developments play in your projects?
I got involved in this by chance. I was exploring business opportunities and looking at different investment options, and I started to see the potential in Hialeah.
When I realized that the area we were developing already had built-in transit benefits, I saw an extraordinary opportunity. The timing was perfect. Developing in this area has had a major impact, and now it has attracted even more investment.
Today, there are almost six projects coming up around what we’ve built — totaling nearly 3,000 residential units. The area is growing rapidly, and I believe it was a great decision by local authorities to prioritize transit-oriented development in places like Hialeah.
How does MG Developer integrate sustainability into its luxury developments?
We incorporate standard sustainability features like EV charging stations, but true sustainability has yet to become a defining element in our industry. Instead, we’ve focused on health and well-being, taking a human-centered approach in our Coral Gables developments.
One of our biggest innovations is integrating primary healthcare services into our communities. Through a partnership with Baptist Health, residents get direct access to medical care — turning healthcare into an amenity. True luxury isn’t just marble finishes or infinity pools — it’s well-being. Recently, we donated $2 million to support the community’s health and wellness.
Collaborating with Baptist Health South Florida Foundation aligns with our mission to enhance the quality of life in Coral Gables and foster a thriving, health-conscious community.
In one of our first luxury projects, we skipped a pool and gym, instead offering private elevators, spacious layouts, and Biltmore Hotel memberships. Residents loved it — they could bike to the Biltmore and enjoy its amenities.
That project had 31 units, and today, the residents have renewed their memberships. Many say Coral Gables itself is an amenity, with parks, tree-lined streets, and great urban design. When you add personalized healthcare, people don’t just want luxury — they want a place that enhances their well-being.
What is your vision for MG Developer’s growth in South Florida over the next decade?
My vision is driven by the same excitement and passion that motivate me every day. As I’ve mentioned, I’m an optimist, and I’m deeply passionate about what I do.
Looking ahead, my goal is to keep my family united in the development of our business and to see the MG Developer family grow. We have a dedicated team of professionals who have developed their careers with us, and a key part of our vision is to continue strengthening that team. We want to expand professionally, build a solid foundation, and ensure the company’s continued growth over the next five to 10 years.
Our focus remains on projects that bring us pride and satisfaction — developments that make a meaningful impact on communities, on people, and on this country that has given us so much.
For me, this business is not just about numbers. Of course, analysis and strategy matter, but beyond that, I believe you have to truly feel and understand the essence of what you’re building. That’s what drives our future.
