The move plants one of venture capital’s most prominent firms in a downtown office market that has spent the past several years courting exactly this kind of tenant.

The office will sit in CityPlace Tower, a building owned by Related Ross, the real estate arm led by billionaire developer Stephen M. Ross that has anchored much of West Palm Beach’s recent commercial buildout. American Dynamism, the Andreessen Horowitz practice co-founded by general partner Katherine Boyle, invests specifically in defense, aerospace, manufacturing, public safety, supply chains, industrials, housing and education — sectors that lean heavily on physical infrastructure and government contracting rather than the consumer software bets that made the firm’s name.

Florida’s defense-industry footprint helps explain the choice. The state ranks fourth nationally in Department of Defense spending, hosts three of the country’s eleven unified combatant commands, and is home to 21 major military installations, giving American Dynamism’s portfolio companies a built-in customer base and talent pool without having to fly investment teams up to the Beltway.

The move also plugs into a broader institutional buildout taking shape around the office. Vanderbilt University has separate plans for a graduate campus in West Palm Beach, where Pratim Biswas, executive director of the university’s Florida Institute for Engineering Innovation, is positioning the school as a research partner for exactly the kind of hard-tech startups American Dynamism funds.

Related Ross, for its part, is partnering on the Ambition Accelerated startup accelerator and plans to host a Defense Tech Leadership Summit and additional conferences beginning in early 2027.

Extending a trend

The announcement extends a trend that has reshaped Palm Beach County’s office market since the pandemic, as finance and investment firms relocated from New York and other high-cost hubs in search of lower taxes and warmer weather. What sets this deal apart is the sector: rather than another hedge fund or private equity shop chasing tax advantages, Palm Beach is now hosting a fund explicitly built around industrials and defense technology, categories that carry different hiring needs, different government relationships and a different kind of long-term local economic impact than the wealth-management firms that have dominated the county’s recent headlines.

The lease also reflects a broader repositioning of Palm Beach County’s office market since that pos-COVID wave of financial firms first began relocating operations. That first wave was dominated by hedge funds and family offices setting up satellite operations, many of them modest in headcount relative to their assets under management. American Dynamism’s move represents a more operationally intensive tenant: a fund that invests directly in manufacturing and defense-adjacent companies typically needs more office space, more specialized staff and closer relationships with government agencies than a pure asset-management shop.

Andreessen Horowitz’s decision to anchor a fund this large outside its home base in California also fits a pattern among major venture firms opening regional outposts closer to the industries they’re betting on, rather than asking every portfolio company to relocate to the Bay Area. Defense and industrial startups often need proximity to military installations, manufacturing facilities and government procurement offices more than they need proximity to other software startups, and Florida’s concentration of defense spending gives American Dynamism’s team a practical reason to be based in West Palm Beach rather than simply flying in for board meetings.
